Terms of Service
Effective September 1, 2026
These terms govern lawn care service provided by Enclave LLC, doing business as Enclave Landscape Management. By booking service you agree to them.
Service area
We serve the greater St. Louis, Missouri area. If your address falls outside the area we currently cover, we will tell you at the time you request an estimate and you can join the waitlist for when we expand.
Yards we can service
We run commercial riding mowers, which means some properties are not a good fit for us. Before we quote you, we ask two questions about your yard:
- Whether a riding mower can reach every area you want cut.
- Whether any part of the yard is too steep to safely drive a mower on.
If the answer means we are not the right fit, we will tell you so instead of quoting a price, and we will point you toward someone equipped for that work. This is not a judgment about your property — it is us being straight with you about what we do well.
These are questions about fit, not price. We do not quote a yard we cannot service well and then raise the price to cover it.
Estimates and pricing
The price we quote online is an estimate, not a binding quote. It is calculated from lot size in public county records, which cannot tell us how overgrown a property is, how much hand-trimming the landscaping needs, or whether weeds have taken hold in the driveway and sidewalk cracks.
At your first visit we confirm the price before any cutting begins. If conditions require an adjustment:
- The adjusted price will never exceed 40% above your estimate.
- We send you the adjusted price for approval and wait for your answer before performing the work.
- Declining is free. If you decline before we cut, you owe nothing.
- Once you approve, that price applies to your future visits at this property.
A cut we have performed is always at a price you approved, and is billable. Prices may change for future service with advance notice.
Scheduling, weather, and skips
We schedule by day, not by appointment time, and send you an arrival window on the day of service. Weather moves schedules: heavy rain and saturated ground can delay a visit, and when that happens we reschedule and tell you.
- Free to skip or reschedule with at least 24 hours’ notice.
- $15 late-cancellation fee for cancellations inside 24 hours, once we have scheduled and routed your visit.
- If we cannot access your property — a locked gate, a blocked driveway, a dog in the yard — we will contact you and reschedule. Repeated inaccessible visits may be treated as late cancellations.
Recurring plans and cancellation
Recurring plans carry a three-cut minimum. If you cancel before your third completed cut, a one-time early-termination fee of $25 applies. After the third cut you may cancel at any time with no fee. Skipping visits does not substitute for cancelling — if you would like to pause or stop, tell us and we will sort it out.
Payment
We require a valid payment method on file to book, and we charge only after service is completed — never in advance. You receive a receipt for every charge.
If a charge fails we will contact you with a link to update your card. After two failed attempts, future visits are paused until a working payment method is on file; service resumes automatically once it is. We check that your card is valid before each scheduled visit so we do not perform work that cannot be paid for.
Tips
Tipping is entirely optional and never expected. 100% of any tip goes to the person who did the work.
Property access and photographs
By booking, you confirm you are authorized to permit lawn service at the address, and you agree to provide access on your service day — unlocked gates, pets secured, vehicles and obstacles clear of the areas to be serviced.
We photograph the serviced areas before and after each visit as proof of work and send them to you. We may use anonymized photographs of landscaping in our own marketing; tell us if you would prefer we do not, and we will not.
Communications
Scheduling and customer messages are handled by an automated assistant that identifies itself as such; a person takes over when a conversation needs judgment. See our Privacy Policy for how text messaging works and how to opt out.
Quality and service recovery
If you are unhappy with a visit, tell us. We acknowledge every complaint promptly and work to put it right — a return visit, a correction, or a credit, depending on what happened.
Limitations
We perform lawn maintenance with reasonable care and skill. We are not responsible for pre-existing conditions, damage caused by hidden objects in the turf that were not marked or disclosed, irrigation components not visible at ground level, or conditions arising from weather, disease, or pests. Our liability for any claim is limited to the amount you paid for the service giving rise to it. Nothing here limits liability that cannot be limited under Missouri law.
Governing law
These terms are governed by the laws of the State of Missouri, without regard to its conflict-of-law rules.
